Short Sales are not declining. Even though Realty Trac reports a 43% surge in them in the valley.  That's not true says Tina.  Here is the TRUTH.  Short sales in Maricopa County DECLINED 22%

To Get Pre-qualified - Do I really have to do all that????

Unfortunately, yes. There have been some huge changes in the mortgage industry since 2007.  They  are tougher to get and the documentation needed is more than just a couple of sheets of paper.  Now is this an elaborate and tedious process?  Yes. Is it a must?  Oh definitely yes.  Now the lenders need to dig real deep to get you through the government and investor guidelines.Here's how you can get prepped up to for your lender -

  •  W-2’s - Most recent and we need the last two years.

  •  Federal Tax Returns (include all schedules) - Need the last two years.

  • Pay stubs - 30 days

  • Bank Statements-all pages, reflecting name and full account number.  Two months most
