The Phoenix real estate market has had a great first quarter of 2013. 

Inventory is still low as we've got more people wanting to buy a home in Phoenix, Scottsdale, Tempe, Chandler or any other Valley city, than we do those who want to sell their home.  Prices are increasing so maybe people are waiting to be able to get more out of their homes.  Right now we have multiple offers on a lot of properties in desirable areas.  By desirable we mean Phoenix or surrounding area. Not too far of a drive out.

Our months of supply is a tell tale sign as to how healthy our market is.  A balanced market usually has a 3-4 month supply. Our current market has a two month supply.

Who doesn't want to live in the lap of luxury and live in a million dollar home.  Here's an update in the Phoenix area luxury market through April 2013.

The bottom line:  The Luxury Market in the Phoenix area continues to be a BUYERS market while the rest of the Market is a Sellers Market.  These areas include North Scottsdale and Paradise Valley.

Here are the figures through April 21, 2013.  The luxury market continues to be the lowest absorption rate of any market segment. We're talkinag bout $1million and above.  We have seen a slight increase in this market segement.  There was an 8% absoption rate for the last month.  There was 104 properties in all of the MLS sold for more than $1

Looking to buy a home or sell a home in Phoenix, Scottsdale, Tempe or anywhere else in the Valley? Time now for a market up date to give you an idea of what you're dealing at.  

Here's the real estate picture for the Phoenix Metro Valley area up to April 21, 2013. Inventory still low.  We need people to start listing homes.

Total active listings have dropped by 611 units over the last month.  As of April 21st we're at 16,080 active listings.  Sales are at 8671 for the last 30 days, up by 1178 units from one month ago.  We are currently sitting at 2 months of supply.  Pending sales are up from the month before as of April 21st... 11, 416 vs. one month ago at 11,213.  Traditionally, 3-4 months of supply indicate a balanced market.  Now is the time to

This week we tell you about a charity event the Phoenix Suns are behind.

The Suns Nite Hoops is hosting a 5k Bubble Run in the valley and they need your help. The need Bubble-teers!!!

Suns Nite Hoops is an organization to help reduce crime and teach essential life skills to young men,  give them alternative solutions to drugs,  gangs and violence.  

As a Bubble-Teer,  you can help with checking in the runners,  hand out t-shirts  or goodie bags  and help the tear down crew and clean up crew.
