One day before the new month of July is among us, let's look at what's happened in Maricopa County for the month of June, 2013.

Currently there are 15,924 properties for sale in Maricopa County.

252 are undercontract accepting back up offers.

532 are pending.

and 504 properties sold in the month of June.

The Cromford Report in its mid-month pricing update and forecast says we're entering the summer doldrums when prices tend to slow down, drift sideways or even have moved downward in years past.  Their forecast suggest that any movement downward will be mild this year.  But they do expect the spring momentum to be brokEn and not get better until the temperatures drop below 100 degrees again.

I think everyone knows how I feel about these rate hikes to the Maricopa County Home in 5 Advantage Program.  Argh!!  Again this week,  rates were hiked to 5.25%.


Big aaaaaaarrrrrggggghhhh!!

Now many people will not qualify becasue their payment is too high.  This is after people spend hours looking at homes to buy, get an accepted contract, start planning to move, start planning how they're going to decorate, tell all their family and for a home inspection, pay for an appraisal..

Then get smacked with an interest rate hike and are out the money they paid for home inspection and appraisal.

They are looking for many volunteers help with cleaning the area around creeks.  You'll be removing trees and bagging branches and debris in the Coconino National Forest.

There will be plenty of room for you to camp, park your RV and campers. The weekend of July 13-14

Tools and gloves will be provided along with meals for the weekend.

Is Your Real Estate Agent good looking?

Apparently it could help your real estate transaction.

A study conducted at the University of Southern Mississipi revealed that atractive real estate agents list homes for $20,275 more and sell for $15,622 more than average-looking agents!  Researchers asked 402 people to rate agents, both amle and female, on a scale of 1 to 10, from very unattractive to attractive, based on online head shots!  The researchers then looked at the agents' property transactions over a seven-year period! 

And lo and behold! 

Every one-point increase in a listing agent's attractiveness score added $10,989 to the home's list price!

Every one-point increase in a selling agent's added $8,467 to the  home's sale price!
