Prices have been heading up in 2103.  Sales over $1M have increased 22% Since 2012 indicating a growing recovery.  Paradise Valley and North Scottsdale are number one areas for luxury sales, then it's Arcadia in Phoenix, Fountain Hills, Biltmore in Phoenix and Carefree.  There are a lot of second home buyers coming from the cold states and areas like Colorado, Washington, Minnesota, Michigan, Illinois, Wisconsin and our neighbor to the north, Canada.

Favorite communities are DC Ranch/Silverleaf, Desert Mountain and Troon

Here are the top ten zip codes for luxury sales over $1M since January of 2012

So you own a home in the Phoenix metropolitan area and have no idea when taxes are due.  Some of you get them taken out of your mortgage, but some have to cut two checks a year.

WHEN ARIZONA PROPERTY TAXES ARE DUE

 

Arizona property taxes are based on the assessed value not the current market value.  For Maricopa County, the assessment ratio for residential property is 10 percent of Full Cash market Value. So if your home is valued at $350,000, you will be charged property tax based on the assessed value of $35,000. 

Clear as mud?

This only relates to owner occupied property.  If you rent, that's a whole different story.  If you disagree with your property valuation that you get in the mail.  You can appeal.  Many people did when the housing bubble burst and market value went

I had the opportunity to attend a seminar on "Selling luxury homes - Best Practices in the Upper End Market."   The panel of experts included luxury real estate agents and brokers.  All had great advice for agents trying to crack the very lucrative luxury market in the Valley.

Some interesting facts were pointed out about the changes in what luxury buyers want. 

What Luxury Buyers Want

- Open floor plan

- LEED certified.  Leadership in Energy & Environmental Design.  It means they want green homes.

- They want all the latest technology in the home.
