Phoenix home prices finally cool down.

Due to sports conflicts on News/Talk 92.3 KTAR, That Real Estate Show will not be heard this Saturday.  But, in the meantime, we do have a quick update on how Phoenix real estate is performing as March is nearly here.

In terms of prices, something actually happened for the first time since September of 2011:  Home prices have gone down….  The latest figures come courtesy of S&P/Case-Shiller, which has moved Phoenix down to 15th in terms of price increases among the 20 city index.

It's a great time to buy!

As heard last Saturday on That Real Estate Show, Tina Tamboer from The Cromford Report stated that Phoenix home prices, and loans are at 2003-2005 levels.  In other words, you can buy a home in Phoenix for the same price someone could nearly a decade ago!  That’s a pretty impressive trend and pretty encouraging to anyone who may be able to purchase a home in Phoenix’s buyer’s market.  Even more encouraging is the comparison to other large markets, such as San Francisco.  Last week the NAHB/Wells Fargo Housing Opportunity Index reported that only 14.1% of the homes sold during the 4th quarter in San Francisco were affordable to families making the median household income.

Normal day son market for the Scottsdale, ARizona area is at 86 days.

If it's a short sale, it's 95.  It used to be 130 days.  We can either give the banks credit for getting their act together when it comes to short sales, or just give credit to the fact there aren't as many short sales on the market anymore.

Good Numbers...on the job front anyway

Some good news for Phoenix real estate via Forbes, which released their list of the fastest growing cities in the U.S.  Not surprisingly, Phoenix made the list, checking in with the #3 ranking behind only Raleigh, North Carolina, and Austin, Texas.   The #3 ranking is a 5 spot jump last year’s list and, per Forbes, Phoenix is now the #1 in the nation in terms of growth in the finance job industry.


This is good news on many levels, especially for the Phoenix real estate market, which thrives on growth to boost demand for homes for sale in Phoenix.  On that front, the Cromford Report has identified some troubling numbers in terms of our weak buyer demand, where pending sales from mid-January to mid-February

And they say it wouldn't last.  Free money to buy a home in Maricopa County.

The Maricopa County Home in 5 Advantage Program is still going strong. It's a federal grant given to Maricopa County, hit hard by the housing crash.  Anyone purchasing a home in Maricopa County can get up to 5% for down payment and closing costs.  If you are a veteran, you can get 6%.

We checked in with Kim Harland of Nova Home Loans from That Real Estate Show on KTAR.  She is one of the approved lenders of the program from That Real Estate Show to get the latest on this program.
